How it’s Going to Work?

Daryl will hand-select 11 Mastering Foreclosure Clients who are currently holding rentals or want to hold rentals. They will need to apply to be considered for this elite group. The group will last for 6 weeks and consist of 3 mastermind group meetings and 3 private one-on-one calls with Daryl to personally coach you through the process of doing the right market research and property analysis before buying your rentals.

The program starts immediately upon your reservation in the Mastermind Program. You will receive with your order confirmation, detailed information from Daryl along with your first homework assignment to be completed by the first Group Meeting.

Homework: Immediately upon reservation to the Mastermind Program, you will receive a complete list of Daryl’s Market Research Resources with Instructions on How to Determine Your Best Market, Neighborhood and Property Type for holding rentals in your area. You will do the research to determine your own farm area and property type. You will have access to Daryl via email to answer any questions before your first Mastermind Meeting.
Mastermind Meeting 1: You will review your homework results and answer questions - sharing everyone’s market research and determine the best farm areas and property types for all. Daryl will discuss Various Financing Options available and share Example Deal Packages for Lenders and Investors. Your second homework will be assigned to be completed before your next Mastermind Meeting.
Private Coaching Call 1: Answer questions and direct your efforts with your final farm area and property types. Review your personal financial situation, your optimal end game strategy, and what you need to do to secure financing for your deals.
Mastermind Meeting 2: You will review your homework results and answer questions - sharing everyone’s financing packages. You will also discuss the results of your lender and investor calls and given guidance on the best way to overcome any objections that may have come up. Daryl will share and review his Checklists for Analyzing Properties , and his Rentals Excel Spreadsheet for various end game strategies. Your third homework will be assigned to be completed before your next Mastermind Meeting.
Private Coaching Call 2: Answer questions and direct your efforts with your lender and investor calls. Review your Example Deal Packages. Review mock deals in your area and direct your efforts to determine maximum offer prices and best financing options available for you.
Mastermind Meeting 3: You will review your homework results and answer questions - sharing everyone’s spreadsheet analysis and proper estimating of top offer prices. Daryl will share and review his Purchase Contracts, Addendums, Rental Applications, Tenant Screening Documents, Lease Agreements, Eviction Notices, Landlord-Tenant Laws, etc. and Checklists for Managing Your Properties and Property Managers .
Private Coaching Call 3: Answer questions and direct your efforts with your purchase agreements and tenant-landlord laws. Review any pending deals and purchase contracts. Discuss your rental property goals for 2012 and create a plan of action to execute those goals immediately in your area.
