Deal 1 is actually a house we have been trying to get ever since the lab. We could not find the owner (she did a very good job of hiding).

Anyhow it’s an REO now, they are asking $189K we offer $172K (used your formula of 65% of ARV, minus repairs, etc). Will be at closing in about 2 weeks.

Deal 2 is actually right across the street and we are in negotiations with the REO bank right now. Though it took us a while to get there things are definitely looking up.
