Alexis,
I am set to close on my first bank owned on or before November 20th. It’s a cute 1900 sq ft Victorian in Romeo. This one was in great move in condition. With some minor work, I changed it from a 3 bedroom to a 5 bedroom and be a first floor master with a walkout porch.

I bought the house for $45,000. I have a buyer looking at it who has agreed to $112,000 if I can accommodate his family of six. Wants 5 bedrooms, viola'... This will be shortest holding period I have ever experienced. Wish me luck!

Your new foreclosures investor webinar was very informative. This is the exact strategy I am trying to employ. I would have purchased your mastering home study and mini lab training in an instant however, I have already spent money on Dean Graziosi's academy and Cameron Dunlop's iflip system. I have gained a lot of knowledge through them, enough to know that what you offer blows them away for 5% of the cost.

I used your foreclosures.com list website for the free week and got more info on foreclosures in that time frame that in 10 weeks with Dean, my local realtors or Cameron’s system, period!

RE: Free Positive Cash Flow Rental Property
Alexis, I had to share this with you - we just closed on another subject-to deal today that is going to make a great rental. Aside from the fact that it has strong cash flow (even after ALL expenses), it will essentially be free to us!!

We bought it for about 65% of current value by taking over the existing mortgage (subject to) and then using hard money for the balance of the purchase price, so we didn't use any of our own money to buy it (like you taught us). The property is in great condition and needs no repairs to be a rental.

Plus, we found a lender who will do a rate and term refi with NO seasoning, so we can quickly convert to a low interest 30 year loan on the property. So, aside from some escrow costs, we picked up a cash-flowing investment property essentially for nothing! What's the ROI on that? ;-)

This stuff is SO COOL!!! Thanks for showing us how to do it!!

Like so many other people I tried many different foreclosures sites. I started with Realty Track, Realty Bargains, Foreclosure Trackers, two other that I forgot who they are but that I cancelled before the 7 day trial period ended, Foreclosure.com (where I am still advertising-not for long) and finally with you.

I find your site to be the best one so I will stick with it and also take advantage of your future webinars.

I just wanted to thank you for company and the tremendous value you guys provide with your lists, blogs, webinars and Mastering Foreclosures homestudy.

Over the first few months from completing your program, in a tough market we were able to buy, fix and quickly flip 4 deals averaging about $25,000-$40,000 per deal.

As a Realtor we’ve done deals before – but not with the sort of results I have gotten since completing your program. I especially liked the cd you had on profit margins and costs and how to calculate what we pay for properties at purchase.

In 2008 we bought and or flipped 19 homes using your techniques for investing plus listed an additional 29 homes as a short sales agent.

In the first 3 months of 2009 we’ve closed 5 flips (one only 5 days on market) with an average net profit of $30,000 each. In just one year we’ve put $335,000 in the bank!

This is a great market for making money. There are absolutely tremendous deals. Even in a tough market I am doing what you taught me (buy low, fix simply and sell below the competition) and making serious money. I am convinced that if we are making profits this economy we will clean house in a good market.

Do you know Alexis, how important you are? You are among just a handful, not saying the US will sink like Titanic. Rubini, Shiller, Krugman, etc. all distinguished professors, but do we really need them?

What the US needs now is a light, a light-house, that is where it is, we will get through this, things will eventually be better, the US will once more be no 1., prosperous and agile. Like Obama in his campaign.

Thank you for being the light-house. I frequently read your posts, and I know you are right, has been right, since Dec 2008, things are starting to turn around.

People just don't yet want to see clearly.

Your homestudy arrived!! What a wealth of golden information! Here in Tulsa we have a lot of REO properties. Using foreclosure.com lists plus your techniques and REO Contact list, today I actually submitted offers on 2 different properties!! If accepted and everything works out I should make about $35,000 on one and $24,000 on the other. I've been rehabbing homes for the past 18 months and have only been able to do 3 flips. With the 7 steps home study course, I've been able to locate more properties and armed with relevant information I was able to make very credible offers on these homes today. I have no reason to believe that my offers will not be accepted!!

I would like to say that in the brief time I've viewed the website, and attended your new investor webinar, I've benefited tremendously. I'm extremely new to this whole endeavor and as I was reading some of the free articles, I got the real sense that your company is about helping others and problem solving. That it’s not about the quick buck and NOT about getting the most out of people, but giving the most from yourself...

I'm looking forward to reading further the rest of the articles, completing my mastering homestudy course and attending the mini lab webinar, and beginning my new enterprise. I'm a very dedicated person that needs a new investment vehicle as I've seen my stock portfolio in the past year cut in 1/2. I've always loved real estate and my wife and I peruse the papers and look at houses for fun.

If I can make money and help people at the same time, I would seriously consider ending my career at my Fortune 100 company and solely doing this. That in my opinion would be a defining moment for me. We'll see!
