Hello Alexis, About a week or so ago... we signed another foreclosure deal for a 3 bed 2 bath, 1240 sq ft, fixer upper for $25K. We've got 14 days to obtain financing or assign it, and then 30 days to close escrow. We also own two fixer uppers right now, we'll start rehabbing in about three weeks. We had been searching for a way to get out of the rat race when my husband found Foreclosures.com. Based on their golden reputation and wealth of information we ordered Alexis’ Mastering homestudy program and attended her monthly mini-lab webinars. Her program helped us clearly understand the business, the exact steps to take, and expectations to launch our investing efforts. Earlier this year we decided the time was right to jump into foreclosure investing and needed the extra kick that your 3-day lab is famous for. I have made approximately $75,000 on my first deal!!! Our repairs ended up coming way under and I sold the house for much more than I expected and in a lot less time. Things have been going great! We have had some really good deals that have been fun and exciting to work on! I am now working foreclosures full time with my mom. Our goal initially this year was to do 12 but we just hit 11 and 15 really looks like what we will hit this year! We have now done 4 flips we are getting really good at pricing. Here is the quick rundown. Norma: Purchase: $150,000; Fix Up: $5,000; Sold in 4 days: $196,000; $30,000+ net profit. Ward: Purchase: $119,000; Fix Up: $10,000; Sales Price: $160,000; $25,000 est. profit. McKay (first deal): Purchase $125,000; Fix Up $35,000; Sold in 14 days: $189,000; $28,000+ profit. Shipping: Purchase: $88,000; Fix Up: $10,000; Sales Price: $135,000; This house is a sweet deal. The lot is large enough to build another house on the back of it and the zoning allows us to do this. We have over $20,000 profit in it and can easily get $900 a month to start my rental empire!! I cannot thank you enough for your awesome Lab and for Coach Tim! Do it just like Alexis teaches it in Lab! In the beginning you will be tempted to do things different or leave things out, but that will slow you down and lead to more frustration. If you just follow her system exactly and stick with it – IT DOES WORK! CURRENT UPDATE: 12 deals since Lab, 8 this year alone! 3 REO's at 50%, 5 subject-to at 60% of resale (higher resale values). 1st REO sold in 1 week for full price, profit 20+ %. Other 2 REOs ready to sell in 2 weeks. Sub-to closing this week, seller getting a little over $100,000. We will get our 15-20% profit as usual. Plan for remainder of year is to buy and hold rentals. Since this business is constantly evolving, he just got the chance to “tune up” his business by retaking the Lab. So much has changed in the last 2 years of Lab. I am a full time stay-at-home Dad and work part time foreclosure investor. I have a background in engineering and a SVP Operations Manager for 30 years. Claudia works full time has only been in the US for 5 years, from Brazil. I saw an article in the USA Today about Alexis’ approach to foreclosures investing and I liked what I read. We came to a Free Webinar, ordered her home study and 3-Day Lab as we needed more hands on help to get this going, as well as Claudia needed to understand the whole approach. We really wanted to get our first foreclosure deal so we can have both time with the family and financial independence in the future. We had four rental properties which we had purchased before meeting Alexis that did not have the financial upside we wanted. We left the Lab with the tools, the confidence, the understanding in what we needed. We have since done two bank foreclosures which we are rehabbing presently. One we purchased for $76k and should sell for $145k. The second deal we purchased for $116k and will sell for $200k. Words of Wisdom: Get around positive people who will influence you to succeed, like Alexis and her team of Coaches. The 3 days we spent in Lab forces you to use the methods Alexis teach. It will get you to the point of “doing” that I am sure we would not have reached on our own from home. Alexis, Nice to hear from you. So far since Lab we have two REO deals that we are rehabbing and will keep as positive cash rentals. If we would flip them we would make $20k-$25k profit easily on each. ... We ABSOLUTELY agree the Lab (and coaching) was a great learning and resource. Alexis, Here's the update (finally!) on how we are doing: GREAT!!!! We've put together 8 deals in the last 6 months - 3 REOs and 5 with pre-foreclosure homeowners with equity (yes, they still exist)! We're re-selling the REOs as well as two of the sub-to deals. With the current market we are getting more than we anticipated on the resale, so needless to say that is making things nice. The third sub-to needed less than $1,000 in repairs and was easily turned into a rental property w/ good cash flow. For the other two deals with homeowners we assigned them to other investors for a quick, hassle-free payday. Also, Veronica's last day at work will be Dec 18th!! Wooohooo! She will basically be working part time after Thanksgiving, and then when the New Year hits we will both be full time investors. We can't wait - total freedom, flexibility, and double the ability to find deals!! I hope you had a good lab. I'm sure there were 18 excited new investors leaving Sac today! Man, selling a nicely rehabbed property down here in SoCal is like dropping a cow into a pool of piranhas - a total feeding frenzy. We listed a property Friday afternoon and as of tonight (Monday) we have 19 offers!! We are way over list - which we thought was a little high to begin with - and a third of the offers are all cash. This market is unbelievable, and we feel very blessed to be able to benefit from it!!... had share the fun we are having right now :-)

Tim and Alexis, We have been cruising this year. As soon as these puppies get listed they are under contract. The last two that we just go under contract will yield us 22% and 25% respectively! Our average has been hovering right around 12% profit so this is a welcome bump!! We are on the search for three more houses to round out this year with 11 houses!!
