Love the Six Steps homestudy updates, good change/alterations in verbal format and plenty of info to take in of course… to be expected from you all! (I had the last one from 2004 as my original home study purchase).

I got this one because wanted the most current info and knew it would be better and more specific to the changing market we have going on right now. I have bought 14 properties since 12/05, but most have been at the auction and / or wholesale from other investors. My ONE PreForeclosure was from “eavesdrop” conversation on the ferry commute, and I got the house for 39 cents on the dollar, $77K vs. $209K, did $30K in fixup and it’s a $350/mo. +CF rental now…

I HAVE done the “unpaid social worker” thing at least 4-5 times, and helped teach people what they can do to save their house and stay in it when the numbers / their story and situation fit that bill vs. selling to me… it’s nice to do, and I sleep well because of it! Just sending them to a lender/broker or agent (on my “team”) who can help them… no kickbacks… just good karma and good relationship building in a small community…
