The most frequent questions my coaching clients and other ForeclosureS.com lab grads ask are: âWhen will I get my first deal?â âHow long will it take me before a client really believes that when I make an offer it’s the best that they’ll receive?â âHow many phone calls will I have to make?â âHow many doors will I have to knock on before someone says âyes, let’s work out a great deal for the both of us?â”
I truly wish I could answer each and every one of those questions, but to tell you the truth, there is not an answer that would satisfy everyone. Keeping count of these issues is pointless anyway, who cares once you have a client who actually says “buy this house now.”
Let’s fact facts folks, this is a business which requires continuous and diligent effort on your behalf.
I’ll tell you about one of my ForeclosureS.com Coaching Clients who asked me these very questions on our first coaching call…
Jeff attended ForeclosureS.com Mastering Lab about a year ago and after much struggling, found it difficult to blend his “day job” with the foreclosure business. He made the wise decision to sign up for ForeclosureS.com Coaching Program in May 2006.
On our first Coaching Call, Jeff and I immediately delved into the matter of setting his foreclosure business goals and rearranging his schedule to adapt. Being an independent business owner and relying on his “day” job salary made this challenging, but after much consideration we blocked out specific dates and times and juggled his routine to accommodate both businesses. Getting his foreclosure lists organized was another hurdle, but because Jeff put his nose to the grindstone we were able to accomplish this task on the second Coaching Call.
As is with some new clients Jeff made calls in the Lab, but at home was terrified to make more calls or go door knocking. We conquered these fears during our Coaching Calls when I would actually call the homeowner with Jeff on a Conference Call and participate as his associate. Each call became easier until Jeff’s independent nature rose to the challenge and I simply listened in to his call to a homeowner in default. Jeff then had the courage to door knock (albeit, he brought a friend with him). He spoke to several homeowners and has now agreed that Alexisâ telephone system works and it provides many more results and contacts than door knocking.
After working with 4 homeowners in default in a two week period Jeff presented several offers. Now, I didn’t say he was terribly comfortable on the first deal presentation, but after we role played during another Coaching Call Jeff’s confidence increased.
Add to this I often “surprise” my Coaching Clients with phone calls which they think are from homeowners in default (but are not). With this âextra practiceâ Jeff began to talk like a pro (well…..after a few of these he did). Now for those of you in the Coaching Program be on your toes! Back to Jeff⊠40 or so people in default have been assisted with loan modifications, new loans or selling their houses, without a penny going in Jeffâs pocket. But what Jeff did receive far outweighed the cost of his âvolunteer non-profit workâ?
Jeff netted 2 deals!
Plus, he is working on 4 deals right now! I continue to encourage Jeff to keep his pipeline full. (Bet you thought this wasn’t going to be a âhappy endingâ article didnât you?)

Jeff’s a very busy man these days. In fact so busy that during one of our last Coaching Calls I suggested he hire staff to help him stay organized. When we spoke the other day, Jeff mentioned he took up my recommendation (smart man) and that having “team” has been a great benefit and it allows him to do what he loves â working directly with the homeowner in default.
