October is upon us. The fourth quarter is here. This is the crunch time of property buying. Most of us buy now for selling next year. And buying has not been this good for the longest time.

As I write this August is winding down. A friend has already commented to me how he can feel autumn upon us. Where is the best place for our investment cash to be?

According to the radio advertisement I just heard, you can make 18% to 40% on your money & monthly &easily.  Sounds good to me. Of course if it were consistently repeatable the inflationary trend we would be in right now would be unbelievable.

I do, however believe we are coming back into a time where California Real Estate is once again the best place to put investment effort. The second and third quarters have seen great growth in the median price of houses throughout the state.

When I teach people how to figure future resale of a property, I now talk of shorter hold times and appreciation. Both concepts I warned of a year ago.

Although fall is upon us, we are in the spring of a new hot buying time in real estate. Ask yourself, where were you in 1975 or 1986? Where would you be now if you knew where to find cheap property to buy then?

In this issue of The Foreclosure Forecast we cover how to best take advantage of The California Comeback for your retirement. This except from Bruce Norris‘ book, California Comeback , is aimed at your retirement dollars and how you can maximize their growth.

Alexis goes through the new tax law. There is good news for real estate and Alexis outlines some strategies.

Mike gets into the in and outs of probing. Although Mike puts the skill in terms of using the telephone, this is the skill most missing from people I train on property buying.

My column this month covers the passing of one of my favorite things I’ve ever taught. The good news is that I’ve also developed a replacement.
