| In my past columns “Weeding Your Leads for Foreclosure Deals” and “What do I do NOW?” (see Related Links) — I discussed what you are supposed to do with all your great foreclosure leads — GET ON THE PHONE with the owner.But what if you just can’t find your owner (or their phone number)? What if you called every neighbor and every relative you could find and no one could help you? What should you do then? Should you simply mail your missing owners letters and wait and pray for a reply? Or is there a “better way”? Yes, there is.
In this column I will cover many new ways to use the web to find owners in default (and even their phone numbers). You will learn what most professional property buyers don’t know -Â how to find people who don’t want to be found. Here are 3 of my Favorite FREE “People Search” Engines: 1. Skipease.com was created by skiptracers and legal researchers, and designed for individual bill collectors, bank and store collection departments, legal professionals, or anyone else (such as property buyers) trying to locate people online. They use these skiptracing and research resources, saving both time and money.
2. Searchbug.com provides free access to useful online resources. This handpicked and refined collection of specialized tools provides a great and practical search methodology to a wide range of customers. The PeopleFinder tool is the most popular feature among users. This tool allows you to find people by name, address, e-mail or phone number and verify SSN with a click of your mouse.
3. Netronline.com (AKA: Tax Assessors’ & County Recorders’ online). Don’t forget you can quickly and easily do a “small title search” (AKA: Grantee-Grantor index) online and find many informative documents in relation to your missing owner. If you have never done this, do read my past articles “Your Fastest Way to Find What is Owed” and “What’s in a Title Search” (see Related Links). Maybe the house was recently sold to a friend or relative? Maybe your owner owns other properties? You never know until you check public records. Now here are some of my favorite FEE BASED “People Search” engines: 4. Bestpeoplesearch.com is an investigative service dedicated to searching for and locating people in the U.S. and Canada. They help hundreds of law officers, repossession companies, insurance agents, research labs, collection agencies, attorneys, and individuals (such as property buyers) find the people and information they need.
5. Docusearch.com performs a variety of investigative searches, both online and through proven investigative techniques, to obtain information on people and companies, as well as a full array of other search subjects. Their clients include attorneys, private investigators, insurance companies, government agencies and private citizens (such as property buyers).
6. USSearch.com provides location and verification services to both consumers and enterprise clients, including identity verification, individual location, criminal record checks, employment and education verifications, professional reference checks, credit and motor vehicle record checks, drug screening, and pre-employment verification services.
Last but not least, Ask Around &Ask the postman, neighbors and relatives if they know the whereabouts of your missing owner. Ask if your owner had any friends in the neighborhood. Then find their phone numbers and ask if they can help you find your missing owner. Somewhere, someone WILL help you find your missing owner. Just keep asking! Happy hunting, Alexis PS.
