Current Search

In this section you will find all criteria applied to your current search, and a summary of the results.

  1. Stage Total
    The number of results in each stage of the foreclosures process for your current search.

  2. Save Search
    Allows you to save the current search criteria for later execution. See Saved Searches for more information.

  3. Clear
    Clears all refined criteria from your current search (excluding geo-criteria).

Refine Your Results

This section allows you to filter the search results based on property characteristics and notice details. Some filters have both minimum and maximum range values. Below is an overview of the different filters you can apply to your search:

  1. County
    Allows you to select a County or override the existing geographic criteria.

  2. Zip Code
    Allows you to select Zip Code(s) or override the existing geographic criteria. (Use the Ctrl and Shift keys to select multiple Zip Code(s))

  3. Cities
    Allows you to select one or more cities or override the existing geographic criteria (Use the Ctrl and Shift keys to select multiple Zip Code(s))

  4. Street Address
    Filter your results by an entire address or street name only, you may also enter partial values for both street name and number (Example: entering the value “ 1170 Expos ” would match the address “ 1170 Expos ition Blvd” ).

  5. Publish Date
    The date the listing was published to ForeclosureS.com. You may search for a specific date or date range. * This is a great way to access our newest leads. ForeclosureS.com Subscribers have access to all of our historical listings.


    Note: Once a Foreclosure Notice has been made public record, the owner in foreclosure has many options to stop the Foreclosure. If they have found a way to bring their loan in default current, a Cancelled Notice of Default, Rescission, Release of Lis Pendens, Release of Final Judgments, Discontinuance of Trustees Sale, Cancelled Notice of Default document will be recorded at the County.
    Cancelled default information is not available through ForeclosureS.com. You will need to check public county records to verify the current status of any past Foreclosure Notice, before assuming the property is still in Foreclosure.

  6. Repo Date
    The date when the new owners(the foreclosing lender) took title to the property. You may search for a specific date or date range the property reverted back to beneficiary.

  7. Loan Date
    The date the loan in default was originated. You may search by a specific date or date range the foreclosing loan originated. Loan Date is a great way to search for "old loans" with a potential for a lot of equity (older loans have more principal paid down).

  8. Auction Date
    (Final Judgment, Sheriff Sale, Notice of Trustee’s Sale) You may search for a specific date or date range the original auction scheduled. Auction Date is recorded once as a public record. However, auctions are often postponed by mutual consent to an unpublished future date. To learn about the current scheduled Auction, you must call the Trustee/Attorney handling the file or attend the sale (as listed on your lead). The Trustee/Attorney will tell you if the Auction was:

    1. Postponed - and its new date and time
    2. Cancelled - the seller paid up or sold the house.
    3. Taken Off Calendar - the owner has filed Bankruptcy, which has not stopped the foreclosure, but just "stayed" all creditors from taking further action.
    4. Or in some states attend the Sale as this information is not given through a Trustee//Attorney. See your State Foreclosure Laws .
  9. Market Value
    Search by the approximate market value of property.

  10. Equity Percent
    Search by equity percent where available, Equity is the difference between market value and loan in default. Equity percent is the percentage from market value divided by the equity amount. This is Alexis’ favorite tool! Put away your calculators, ForeclosureS.com subscribers have access to pre calculated equity percents! If you follow Alexis’ teachings and seek 30% or more equity in every lead, now it’s EASY to find them!

  11. Equity Amount
    Search by the dollar amount of equity in the property. Equity is the difference between market value and loan in default. This equity is an estimated amount based on the original amount of the loan in Default. There may be (and usually are) more loans and liens.

  12. Loan Amount

    Search by the original loan balance of the loan in default. There is usually some principal pay down if it is an older loan (which is not available through public record). Newer loans may have higher loan balances than the original loan amount.

  13. Minimum Bid

    Search by the starting bid for the notice of trustee sale, final judgment or sheriff’s sale on the ONE loan in default. There may be additional loans and liens on the property. Minimum Bid is also the balance owed on the loan in default. This bid grows daily due to interest and penalties. You must call the Trustee/Attorney handling the file (listed on your lead) to find out the Current Minimum Bid before you attend any AUCTIONs or in some states attend the Sale as this information is not given through a Trustee//Attorney.

  14. Living Area

    Search by the square footage of the property.

  15. Year Built

    Search by the by the age of the property.

  16. Beds

    Search by the number of bedrooms the property has.

  17. Baths

    Search by the number of bathrooms the property has.

  18. Property Type

    Search by specific property types. (Hold the Ctrl key and use your mouse to select multiple Property Types)

    1. Residential - Residential 1-4 units[Single Family Residential,Townhouse/PUD,Condo, Duplex, triplex, Quadruplex,Timeshares.
    2. Commercial - Apartments/5+, Retail, Office Buildings, Multi Uses, Commercial Office and more.
    3. Industrial - Warehouse, Heavy Machinery, Storage buildings and more
    4. Land - Land Zoned - Residential, Commercial, Industrial, Miscellaneous Land and more.
    5. Miscellaneous - All other property Types, Recreational, Bowling Alleys, Federal Buildings, etc...

Display Controls & Map

The display controls allow you to change how your search results are displayed. The location of each property property on the page is displayed on the map below the display controls.

  1. Stage

    Allows you to choose which stages to display results for, the default is all stages. The stage types available are Preforeclosures, Auctions and Bank Owned.

  2. Sort By

    Allows you to sort your results by Most Recent, Stage, City, Equity Amount, Equity Percent, Market Value, Property Type, Street Name, Zip Code.

  3. Sort order

    You may sort listings in Ascending or Descending order.

  4. Page size

    Allows you display a fixed number of properties per page, 10, 20, 30, 40 or 50 per page.

Search Results

Selecting results:
  1. Select All

    Selects all results displayed on the current page. After selecting all results you may perform the following actions add, print, export or email.

  2. Deselect All

    Deselected all results on all pages.

Performing actions on selected results:
  1. Add

    Add selected listings to your "Saved Listings". This feature will keep those listings that are Hot Leads in a quick accessible location on our site, "Saved Listings". Use your saved listings when manually filtering your leads and useful when working multiple counties.

  2. Print

    Displays selected listings in an HTML format to view and print.

  3. Export

    Export selected listings in your desired format.

  4. Email

    Email selectd listings to your default email address.

Please Note: Listings are continually being published throughout the day. In order to receive all listings published on a specific date, please perform your export after 10pm PST or wait until the following day.

Saved Searches

Included in your subscription you can have 25 of your saved searches emailed to you daily in any format!

Saving a new search:
  1. Once you have run a search, click the Save Search button located in the Current Search section
  2. Name your search, giving it a meaningful name makes the search easier to find later.
  3. (Optional) Setup automaic emails by checking the Send me new listings each day checkbox.
    1. Choose the stages you would like included in your daily emails.
    2. Choose your desired export format. We offer 5 different export formats, Excel, HTML, PDF, CSV and Sharkbait(.DBF)
  4. Click the Save Search buttons. This search is now saved, you may view the search or perform a variety of other actions under the Saved Searches tab.
Viewing saved searches:

All newly created save searches are located under the Saved Searches tab. Your daily emails will include all results from the previous business day. From the saved the Saved Searches tab you may Run, Email, Export and Delete saved searches, aswell as configuring daily email settings for each search.

Saved search actions:

  1. Run

    Will run the search and display results of the specified search (if changes are made to this search by adding/removing criteria you must create a New Search.

  2. Email

    Emails the results of the saved search to your default email address.

  3. Export

    Export the results of the saved search for download in your desired format.

  4. Delete

    Delete the specified saved search.

Saved Listings

Saved listings allows you to save individual listings and perform different actions on those listings, The maximum number of allowed saved listings is 200.

  1. Compare Listings

    Compare up to four selected listings.

  2. Print

    Displays selected listings in an HTML format to view and print.

  3. Export

    Export selected listings in your desired format.

  4. Email

    Email selectd listings to your default email address.

  5. Remove

    Removes selected listings from your saved listings.

Export Formats

We offer 5 formats to help you view or use your listings that best fits your lead weeding process:

  1. Web Page (.HTM)

    Displays all listings in full detail, similar to the "Detail View" on the website. HTM files can be viewed from any web browser, and are good for printing.

  2. Adobe Acrobat (.PDF)

    Displays all listings in full detail, similar to the "Detail View" on the website. PDF files can be viewed using the free Adobe Acrobat reader, and are the best format for printing. Download the reader .

  3. SharkBait/FoxPro (.DBF)

    This format can be used to import listings into SharkBait, This is also the best format to use with FoxPro, dBase and most other popular database applications.

  4. Microsoft Excel (.XLS)

    Displays data in a spreadsheet format. XLS files can be opened in Microsoft Excel and many other spreadsheet programs.

  5. Comma Delimited (.CSV)

    A comma-delimited text file. CSV files are useful in many different applications, including spreadsheets and databases. They can also be used to create mailing labels.

Property Report

Each listing comes with a uniquely created property report. These reports will help keep you informed on a specific lead your tracking.

  1. Current Notice

    Property address, current owner, mailing address

  2. Notice Details

    All the information from the notice in default.

  3. Related Notices

    Are foreclosure notices filed on the same property. Both the current information and the default history are displayed here. Each related notice can link you to the original report.

  4. Encumbrances

    (Liens and Loans)- Break the loan/liens down by Loan Info and Amount for easy calculating (*not all liens and loans present). Used as a starting point.

  5. Characteristics

    Property details, when available.

  6. Additional Info

    Any additional information we can gather like Title Company Information.

  7. Demographics

    U.S Census demographics based on population for a given area.

  8. Zesitmate

    It is a starting point in determining a home's value. This is not a current appraisal.

  9. Comparables

    They are similar criteria based on your property from recently sold properties in a neighborhood, such as sale price, age of house, size, and square footage. (or known information)
