"Hi Alexis! Here are the details of my Pre-Foreclcosure deal done after Lab. It was a "Text Book" example of what you teach! I originally could not reach the Home Owner. I then used the Free search engines you suggest, and found his Mom in Northern CA who gave me his Cell number...I explained what I do and that I would like to meet to discuss his options etc..(He mentioned he had another investor coming later on which I said was "OK...It is good to talk to different people when figuring a solution etc"...) We talked a few more times and he finally told me about his situation.. (Job Loss, etc..) He then decided to go forward! We actually helped him move all his stuff to storage and to get situated in a new place... The numbers... Homeowner received $25,000, we took the loan "Subject-To"..(We used another lab mates escrow agent who was great!). We did the rehab (Cosmetic--Paint, New Tile, Fixtures etc...). We budgetted a $106,000 resale, but ended up selling it for $121,000! We made a net Profit of $36,000! We listed and sold in 3 Weeks! Thanks for all of your help! On to Next!"

Meeting Dean Higa through you guys was the best move I've made in many years. We just went in to contract on a duplex in San Bruno for $380,000. ARV is $600,000 and repairs around $50,000. Profit will be $90,000 on this one. We're completing a SFR in Walnut Creek that we bought for $475,000 and hope to sell for $695,000 with $60,000 in repairs. Profit just over $100,000 on this one. We're remodeling a house in Hayward that we bought for $215,000 and will resell for $365,000 with about $60,000 in repairs. $50,000+ profit on this one. Another in Livermore that we bought for $375,000 and hope to sell for $510,000 with $35,000 in repairs. Over $75,000 profit on this one. Another in Hayward that we're buying for $152,500 and hope to sell for about $300,000 with about $70,000 in repairs. $45,000 profit on this one. These houses have all come from our agent contacts we developed like you taught us, in just one county. "Alexis, I've been doing great here in Wisconsin buying and holding duplexes. Here's my update... First Duplex, paid $124,900, worth $187,500, put $24,000 down, monthly cash flow was negative at first because I lived in one side and I pulled out money to purchase additional properties, now it's fully rented cash flowing nicely. Since then I have purchased 8 more Duplexes. Each purchase was financed at a traditional bank. Here are the numbers: 2. Paid $137,500, worth $198,000, put $15,000 down, makes $350/mo 3. Paid $122,750, worth $185,600, put $15,000 down, makes $300/mo 4. Paid $145,000, worth $202,000, put $20,000 down, makes $450/mo 5. Paid $114,000, worth $157,000, put $15,000 down, makes $250/mo 6. Paid $123,900, worth $177,000, put $15,000 down, makes $200/mo 7. Paid $87,500, worth $130,000, put $10,000 down, makes $200/mo 8. Paid $148,000, worth $149,000, put $20,000 down, makes $100/mo (neighborhood is improving so this was a will be worth more after the revitalization project) 9. Paid $103,800, worth $115,000, put $15,000 down, makes $250/mo Additionally, I have been receiving money from assignments on other foreclosure deals. "I purchased your mastering homestudy in 2005 and worked with pre-foreclosures for about 18 - 20 months and then started back at buying on the courthouse steps. I became a licensed real estate agent in 2007 - and started doing flips in 2010. I have since done about 35 - 40 deals and have made 7% - 15% margins on them($7,000 - $120,000) each. "Hi Alexis, I’ve done 3 REO properties this year with a profit of '$20K per deal. I have a partner who is also my agent. I’m the numbers guy (estimating repairs, what to offer, etc) and he takes care of coordinating all the rehab and he also lists the property. I give him 1/3 of the profit and he takes 1.5% on the resell. I’ve been making 15% profit but I’m going to bump that to a $30K min going forward. Still working full time in technology. Not sure when I'll leave. All is great! "

"I want to thank you and all your coaches who have been part of my education process. I just got my first preforeclosure deal. This will be a good one. It’s a 2030 sq. ft. 4 BR 2.5BA and I’m buying it for $302,500 and it will sell for around $475,000. I'm working with another Lab and coaching grad Dean Higa (introduced from my Coach Daryl). We’re budgeting $40,000 for remodel, giving us a $60,000+ profit. I raised the money for this deal from one of my investors, plus Dean. You've really created a wonderful network. I always had a desire to learn how to buy low and sell high. When I heard about you and your buying formula I really had my doubts as to whether it was really possible to buy houses for 50 or 60 cents on the dollar. I wanted to believe it but all my friends said I was crazy to I just gave up. I have really been slow in taking the kind of action that I’m taking now. Had I just listened to you in the very beginning, I would have been buying houses regularly a lot sooner. I’m doing exactly what you said to do in lab. I got this deal from knocking on the owner’s door. I’ve been a real estate broker and or investor most of my adult life. When the apartment market crashed with the tax law of 1986 and I decided to turn my hobby of ballroom dancing into a business. I eventually built what was to become the largest ballroom dancing club and school in the U.S. I ran the business for 17 years. In 2003 decided to get back into real estate brokerage and investing. I got my license again and basically have been brokering houses for a living ever since. I must say that after this deal, brokering for a living does not even appeal to me anymore. I’d much rather have 15% profit than a 2.5% commission. Thanks again for everything you do... "

"What an interesting few months... I bought at the auction a little over 2 months ago and I have learned a LOT! Thank goodness I took your auction lab and mastermind group because this would never have worked without you! I bought the house for 1 penny over at the auction using the bidder from the hard money lender, I actually went to auction to watch and met the bidder. Wow! So exciting. I spent 3 weeks rehabbing the project with hired help and learned more about who to use for what job and how to find and negotiate with skilled workers. I was able to work out a lot of the kinks and streamline my rehab process. I also found I needed to stay on top of each job and let all the rehabbers know that I would be on site and very involved. I also learned that Real Estate agents are not necessarily your friend in this business... My agent orginally listed the house at the high end of the comps, this made me a little uncomfortable but she convinced me that the house would sell. After a week I realized that she was trying to protect her commission because we had zero solid interest. I directed the agent to drop the price and she was sort of difficult about it.. I noticed it wasn't changed on the MLS the next day. So I emailed her the directive and she changed it. I also asked her to raise the commission for the buyer agent and then we started getting phone calls. I got a ridiculous offer from an investor; all cash, but 14 grand under, we negotiated and we met in the middle on the price! That was fun!! I also bargained for a 2 week escrow which closes on Monday. Well that is how my first deal went, thought you might enjoy hearing about it! I want to continue to learn and earn while investing in Real Estate! I owe so much to you, Sarah as well as Alexis and the rest of the crew! I never would have been able to achieve all this without you and your instruction.. I would have made so many mistakes and I am sure the results would not have been the same, because I would not have learned the tools I needed to solve the distractions that I ran into while doing my first deal! "As you know, I was looking for a deal in Berkeley, for a rental for our son at the university. I found a Pre-foreclosure and we are under contract. Worth $595K, buying $337K with $50K in repairs (35% below market purchase and repairs). Original TS was in June but extended until Aug. This long distance stuff is a bit tougher but is fun. I am also under contract on a REO with 4 rooms for $240k purchase, worth $400k and only needs carpet, 40% below market... another great deal. Thank you!!!"
