"Hi Alexis! Here are the details of my Pre-Foreclcosure deal done after Lab. It was a "Text Book" example of what you teach! I originally could not reach the Home Owner. I then used the Free search engines you suggest, and found his Mom in Northern CA who gave me his Cell number...I explained what I do and that I would like to meet to discuss his options etc..(He mentioned he had another investor coming later on which I said was "OK...It is good to talk to different people when figuring a solution etc"...) We talked a few more times and he finally told me about his situation.. (Job Loss, etc..) He then decided to go forward! We actually helped him move all his stuff to storage and to get situated in a new place... The numbers... Homeowner received $25,000, we took the loan "Subject-To"..(We used another lab mates escrow agent who was great!). We did the rehab (Cosmetic--Paint, New Tile, Fixtures etc...). The REO I can make around $5,000 for a quick assignment or $15,000 on the resale flip. The other one I could do a $10,000 contract assignment or resale flip for $35,000. Decisions, decisions!! Plus we started buying a lot more at Sheriffs sale auctions so numbers are even better than before. The quality of properties is better as far as they need less work and better numbers. "I want to thank you and all your coaches who have been part of my education process. I just got my first preforeclosure deal. This will be a good one. It’s a 2030 sq. ft. 4 BR 2.5BA and I’m buying it for $302,500 and it will sell for around $475,000. I'm working with another Lab and coaching grad Dean Higa (introduced from my Coach Daryl). We’re budgeting $40,000 for remodel, giving us a $60,000+ profit. I raised the money for this deal from one of my investors, plus Dean. You've really created a wonderful network. I always had a desire to learn how to buy low and sell high. When I heard about you and your buying formula I really had my doubts as to whether it was really possible to buy houses for 50 or 60 cents on the dollar. I wanted to believe it but all my friends said I was crazy to I just gave up. I have really been slow in taking the kind of action that I’m taking now. Had I just listened to you in the very beginning, I would have been buying houses regularly a lot sooner. I’m doing exactly what you said to do in lab. I got this deal from knocking on the owner’s door. I’ve been a real estate broker and or investor most of my adult life. When the apartment market crashed with the tax law of 1986 and I decided to turn my hobby of ballroom dancing into a business. I eventually built what was to become the largest ballroom dancing club and school in the U.S. I ran the business for 17 years. In 2003 decided to get back into real estate brokerage and investing. "Alexis, I've been busy doing flips and rehabs. Just did 2 quick flips for $10,000 and $20,000, plus I bought 2 more deals that I will rehab and sell in 90 days. I am using outside investors to fund all my deals and they love me. I have no shortage of finding investors or buyers. Here's why... Just flipped a $100,000 contract, from a seller who after 20 years his tenant trashed the property, he simply wanted out. I flipped this contract in only 3 hours to one of my investors for $20,000 finders fee to me. Nice payday. She paid $120,000 total for the deal, spent $80,000 on the rehab and then put it on the market and quickly sold it for $310,000 - putting $80,000 in her bank. Everyone is happy.
