"I just wanted to thank you for company and the tremendous value you guys provide with your blogs, webinars and Mastering Foreclosures home study. We started when the market went bad, but over the first few months from completing your program, we were able to buy, fix and quickly flip four deals averaging about $25,000-$40,000 per deal. As an agent we've done deals before - but not with the sort of results I have gotten since completing your program. I especially liked Step 3, doing the Right Math sharing profit margins and costs and how to calculate what we pay for properties at purchase. Two years ago we bought and or flipped 19 homes using your techniques for investing plus listed 29 as a short sales agent. In our first year we put $335,000 in the bank! "Hi Alexis, I had called my REO agent from the airport in Sacramento, on my way home from Lab, and told her what kind of houses I was interested in. After our conversation she called me back in 10 minutes and found a house that the deal had just fallen through. It was 3 blocks from where I sold my last deal 13 months ago. I went and saw it the following Monday and put an offer on it the next day. The house was listed at $79,000 and I bought it for $65,000. I actually just closed today. Let the rehab begin! "I work full time at a log home company. Previously, I had taken a useless short sales course, then attended your webinar; You were different. You sounded like the real deal, so I invested in your Mastering Homestudy program. Our goals were to do 2 deals our first year part time. We did better than that! We found our first REO on your site, paid $36,000 and sold it for $85,000G making $25,000! Second REO deal we paid $40,000, no money down with the lender carrying the loan at 6%. We are rehabbing for $25,000 and will sell for $90,000, making $15-$20,000 profit. Third foreclosure we paid $25,000, with $7000 down. We will flip this one for a quick $7500 assignment fee. "I have been a licensed Contractor for the last 24 years. Last year I received my Real Estate license, but I am investing in foreclosures full time. I had taken another real estate course and was using your foreclosure lists to "farm" everyone who was in pre-foreclosure. I was also making offers on MLS REO deals but I couldn't land any of them, even when I had the highest cash offer. With your tools I can finally make goals (one deal a month in 2010) based on my work ethic and not wait for someone to respond to my "farming". Everyone, don't wait to get the Home Study and Mini Labs and attend the 3-day Lab. The difference between "hunting" and "farming" for the deals is huge. "Hi Alexis, Just thought I would take a moment and let you know how things were going since I attended your Lab. I currently have two pre-foreclosure properties. One was purchased for $230K (took subject to $160K in loans, seller received $30K in cash), had $30K of repairs and was just put on the market for $420K ($100K profit). I have another property which I just bought and closed escrow on New Year's Eve. The purchase price was $370K (took subject to $290K in loans, seller received $50K cash), estimated repairs are $65K and estimated selling price is $580K ($80K profit). I have to give credit to my fellow Lab Grad, Alexis advocate, accountability partner and now good friend, Dan Duran, who assigned these to me.) The strategy you teach of taking properties subject to is a great and brilliant way to get financing. I have one REO that we are just completing rehab on. It was purchased for $235K, had $50K of repairs and estimated selling price is $375K ($50K profit). And finally, I have one property that I bought at the Trustee's Sale for $250K, had $30K of repairs and is in escrow for $355K ($40K profit). Hence, 2010 is off to a great start and I expect to do much better than last year. My first year in the businessfull-time and I made a lot of rookie mistakes, took a lot of time off, got lazy and wasn't as efficient as I could be. In spite of this, I managed $175K of profits to myself and a lot more to my investor partners. In the meantime, I have received many thanks from the people that I helped who really appreciated the respect and compassion that you teach us. To top it off, I have been blessed to spend A LOT more quality time with my family, friends and charity work. I should also mention that when I started in this business, I had VERY LITTLE cash in the bank (I needed to pay for the Lab on my credit card!), but have used your methods to build my capital and develop a strong network of private investors. (I received a $30K assignment fee on my very first dealGno cash out of pocket!). As you said, money follows the good deals! Alexis, I can't help but think of the time when I was contemplating whether or not to take three days off from my job as a Silicon Valley Business Development Manager to go to your Lab. "I was looking for a way to profit from this economy and at first got involved with a short sale course from a famous guru that cost me $1700 and was absolute fluff. I returned it and kept looking, but I was extremely skeptical. I'm an Excel junkie, although I haven't gone as far as yours has. I love it! I looked at an REO yesterday. My excel spread tells me if the repairs come in over a certain $$ figure, move on. "I am a full time attorney, doing foreclosures part time. I choose Foreclosures.com, their home study and mini lab calls because she seemed well organized. After completing her programs I finally had a working system, which landed me my first REO deal. I paid $370,000, put $95,000 in it, and sold it for $595,000, making deals on a consistent basis, so I invested in Lab. Since Lab I have gotten more efficient and now purchasing a 2nd REO at $230,000 (contract assignment), put $40,000 in it and sell it for $380,000, homes and start investing in discounted units. "Alexis, Here's my update since October Lab... 1. I opened escrow yesterday on 1 preforeclosure deal. The home has a $90,000 first where the owner cannot make the payments anymore. We will be helping pack up her treasures, find another place to live and do the moving. The FMV after repairs will be close to $350,000. Profit will be $60 to $70K. 2. I am in contract with 2 REO homes, one I think I will assign, the other repair and resell retail. I've made lots of agent contacts and offers and agents are now calling me with the leads, that's the exciting part. Like I said in Lab, the other Real Estate Investment classes I've taken never taught me how to proactively find and create the real deals. Your home-study and lab were the missing pieces. Thank you!"
