"Alexis, This is Wes. I purchased your Mastering Foreclosures program last week, and today I signed my first deal. I have a couple questions. I opened an escrow yesterday, and signed my first deal yesterday in the evening, and I have 2 investors bidding over it right now. Question 1 I have a signed equity purchase agreement...do I take it to the title company and submit it as a contract to purchase the property now, or wait until I have secured the investor, and then take it to the title company. Question 2 What other forms do I need to complete this with the investor. Here's how it's going to be structured..This is a 40 acre property estimated value $100,000 with a 48 acre comp sold on the same road within a month for $125,000. The balance on the loan is $39,000...and he's in arrears about $5000. I have negotiated to pay him a total of $46,500.....$39,000 +$7,500 he pays closing costs and receives the balance. Now I have 2 investors negotiating with me here's the best offer. The Investor will be a 50% partner in the quick sale of the property, he will Pay $10,000 up front, $7,500 to pay the seller, and $2500 in my pocket immediately, and I will participate in a 50% split in the sale of the property after they receive their $10,000 initial investment back. The property is worth approximately $100,000, but my investor know's wineries may pay us twice that amount because of the location and size, Also there is a 5th wheel trailer worth about $10,000 on the property, which will be left to me in the sale as well. Plus since the lender is a private lender....and I plan on getting him discount the note to $30,000 from $39,000 if we refinance or sell the property. Question 3 How is this handled in escrow, do I assign half interest in the property at the close since I'm not assigning the entire property for a finders fee.? Well Alexis what do you think....is that cool or what...? is there anything that I'm missing that you can see. The best part about this is the seller is absolutely thrilled to have this nightmare resolved...and out of his life. He said...I was like an angel sent from heaven...is that cool or what? Not bad for my first week in the business...."

"Alexis, Thanks to you, I have added $110,000 to my net worth since February. If I sold the properties today, I could walk away with that much before taxes. The figure above is after repairs. It is not padded. If anything, it may be conservative. This is a combination of three properties purchased since February, all a result of downloading the data from Foreclosures.com. However, I have found that the data will do no good unless you are willing to have the patience to keep working the system day by day. I have talked to many people who expect success to come fast and just give up after a while. As Robert Kiyosaki said in "Retire Young, Retire Rich." "You must learn to work for free." The big payoff comes to those willing to put in the "free time." Here's a run down of my purchases so far... Purchased in March. 4 + 1, SFR, worth $98,000. I purchased the property with owner financing for $61,000 and put $5000 in repairs. This one has a bad loan of 11.75% ($500pmt), so I am refinancing with a 70%LTV equity line of credit at 7% interest. As you can see, this get all my money back that I put into the deal, cha-ching! The equity line is for $67,000. Also, my monthly payment goes down to $320. I have it rented for $895. Purchased in June. 3+2, SFR, worth $245,000. I purchased the property with owner financing for $175,000 and put $14,000 in repairs. Loan is 8.5% ($1450/mo PITI), so I will keep this loan. I have it rented for $1545. Purchased in July. 3 + 2, SFR, worth $130,000. I purchased the property with owner financing for $93,000 and put $4000 in repairs. Loan is 8.5% ($767/mo PITI), so I will keep this loan. I have it rented for $1050. These are all in great neighborhoods and are increasing in value as we speak. I realize the market may cool off, so I feel comfortable with the LTV on these properties. I am sure others have done better than I have, but please pass on to your beginners that this is not only possible, it is happening every day throughout the country, in every state, in every county, in every city. I am currently chasing several other deals that will certainly pay off in the coming months. I plan to retire within 5 years. Thanks for your program and its user friendly format. Remember, "Some men see a road and take it. Others enter the wilderness and leave a path." Thank you for blazing a path through the wilderness by offering this program. Sorry if I sound preachy, I am a 4th grade teacher by trade."
