I have listened to quite a few teleseminars recently and I wasn't very impressed with any of them. The majority of them was wasted time with filler information that wouldn't get you started in the right direction. In your teleseminar You shared a lot of useful information to get me thinking and rethinking this business. The most important thing I got was how to determine the housing inventory and when I am in a seller's or buyer's market.. "Hello Alexis; I listened in on your webinar call last Thursday night. I'm very impressed with your honesty and your kindness toward others. I ordered your Seven Steps course and am looking forward to learning how the preforeclosure process really works. It's been very confusing for me and you helped to simplify part of the process for me. I have many more questions for you, but I feel that I'd like to get through your materials first. I'm sure that my questions will be answered. If you don't mind, I'd like to give you a little background about myself. I've been a student of Bob Leonetti for the past year. I paid a small fortune for his materials, two conferences and a year's worth of coaching. I've learned about privately held notes, simultaneous closings, rehabbing, and recently bought materials from a Lee Arnold that is an associate of Leonetti's. He teaches Short Sales. I went to a hands on Buying Tour in San Fancisco last June where we went out in vans and made offers on houses in Burlingame. There was a turn around time of 3 weeks on those expensive 2 to 3 bedroom homes at the time with multiple bids. Extreme fixers were bought up quickly for $750,000. I became very discouraged after that seminar because of the hot California market and the fact that there were no motivated sellers. So, I wanted to learn preforeclosures. However, I've been learning about Short Sales. Boy am I seriously confused, now. Your webinar put things into perspective for me and you simplified the process for me, to a degree, and I cannot wait to learn the whole process, like talking to the bank and opening escrow, and what to do with the owners of the house that is in default. I want to help people and understand that I will be coaching some of these people. Lee Arnold's approach is to buy houses in default for half of what the owners owe on the house and lease optioning the house back to the owners with a set price for them to buy the house back in a year's time. Your CD program and experience seems more realistic to me and I feel that I need to unlearn some of the information that I've accumulated. I look forward to taking action in the year ahead and learning the preforclosure business the right way. I so much want to be in a much different place by this time next year. If I can close a few deals and gain some confidence and get over my fear factor, I will be able to purchase your Mastering Lab. Right now, I am so over extended financially. I have a family of five, (2 teenagers and a 3 year old) and I worry every day about our financial security. Your statements at the end of the webinar made me cry. I'm ready to listen to you and work very hard in the coming year. I look forward to working with you and your company. Thank you for taking the time to read this letter."

"Hi, Alexis I most certainly did enjoy listening to my first webinar with you. I especially liked hearing from one of your coaches and her experience. I learn something out of everything I read and hear from you. Andy's been a great help to me too. I'll be meeting you in person on January 12 when I take the lab and am very excited about it. This will be my first venture in foreclosures. For some reason, I was never really interested in doing them because I had heard they were too complicated; but after reading your articles on your web site and listening to your Mastering CD program, this sounds like something that fits into my life. I used to be a real estate agent and I currently have 2 rental properties. (I took the Lowry/Nickerson course and others in the 70-80'). I love the way things fall into place: In October I went to Palm Springs with several girlfriends and went to a psychic fair there (I normally don't go to them). Anyway, while walking up and down the rows of psychics, one commented something to me and I went over to her for a reading. The first thing she told me was (I hadn't told her anything about anything about me) "Between January 17 and February 21 you're going to be involved in or offered a business opportunity or job. Go for it, don't be afraid, go through your fears because this will be a very lucrative for you." Isn't that wild? January 17 is the Monday following the lab! Another one - When I told a friend that I was flying up to Fair Oaks, she said to me that before I got a motel room to wait because she used to live in Sacramento and had friends who would let me stay with them. It winds up that I'm staying with one of her friends in Rancho Cordova (on Orleans River Court) which is only 2 miles from you (7 minutes away, per Mapquest). (And I'm flying JetBlue for $39 each way into Oakland - my mom lives in Hayward and will visit her after the lab.) Even another one - I'm a claims investigator for an independent adjusting firm and business is slowing down. One of the general contractors we deal with asked me if I wanted to work for him - he deals basically with remodels and home improvements - well duh! Because of my experience with property damage claims, he's having me go to prospective clients and scoping the work they want done and helping with the estimates. Is this a precursor or what? My entire life, even through the down periods, has been an amazing journey.... I've have been blessed with good health and a wonderful family and work ethic. Things always come my way when I ask -- it's amazing how what you ask for appears in your life but you don't always grab it. I asked for a way to be financially secure, and lo, here comes Alexis, although I know it is up to me to "grab" that opportunity. See you in January!"

"I enjoyed your telecon last night (12/9). I am a newbie, but a serious wannabe. I have been studying seriously for about 4 months. No, no deals yet as I am a analytical type, what some call a thinker brain and feel that I am right on track for where I want to be in this part of my education. I believe that I am in training for an entirely new career. A little time invested is not a bad thing. I fairly well understand the Real Estate deals.... Your supply side economics of the housing market is a brilliant stroke I had never thought of: never easy to buy and easy to sell at the same time. Your ideas as to why there is a reduced amount of REO's and even foreclosures today was insightful. To even think that the majority of those folks in foreclosure are not even on MLS is unbelievable. What is that phenomenon all about? Hard to imagine isn't it? Having thought about it, I now believe that the phone call approach is much less confrontational than the door knocking approach. Much more efficient too. The less you do, the more you make, LeGrand says (also not my guru.) I have ordered your Christmas special Seven Steps package and am anxiously awaiting it's arrival. I am willing to bet you will hear from me again. Much thanx and have a safe and Happy Holidays."

The call last night was my first time to join your webinar. I really like the format of the call where in you give some time to your audience to ask questions... what you discussed in the conference inspired me more to get into this business. "Alexis, I enjoyed your webinar last night (12/9) and found it to be informative. I've read many of your articles and you were able to add to my knowledge last night. I plan to begin investing within the next couple months, if not sooner hopefully in pre-foreclosed properties. That seems to make the most sense to me in this hot market. I just have to line up a good attorney and some additional financing such as hard money and maybe a line of credit. Like you mentioned last night regarding Virginia's short time frame for pre-foreclosures to become auctioned, Maryland's time frame is similar. Given the short time frame, I'll probably have to finance subject to in some cases; there's not much time to settle. I hate the idea of calling neighbors and the person in pre-foreclosure, but I know you are right..... OK, take care and thank you for all of the information."

However, since I'm going through a divorce right now, I need to hold off starting my business until it's final (otherwise half of my assets become hers). Until then, I intend on absorbing everything I can on real estate investing through books, seminars, your home study course, conference calls, etc. I look forward to learning everything I can about getting started in this business over the coming months. I just had my wife, Katia, create a log-in for your Web site so she can see all the information. We purchased the Seven Steps audio CD course a few weeks ago and are learning lots. I purchased some of your recommended reading (including "Smart TD Investing" and "Soft Selling"). My brain's full, but I'm excited. Just a side note: I was laid off from a job with IBM this summer. I wasn't going to sit around like some of my buddies who have been out of work for over a year, so I started studying real estate and my California license should arrive before I head to Sacramento. I'd only been with IBM for a little over a year, having been outsourced from another company that I'd worked for for four years. I'm tired of the long hours and constant job upheavals in this business. It seems a person is just so much meat on a hook and if you're not exactly what they want, you never hear back. "Alexis: I was on your webinar tonight and really enjoyed it. I love your great attitude. Let me give you a brief background of myself and then I have a question that I thought I would ask you offline versus taking all the callers paid time to ask it. I had worked as an in house mortgage lender for 8 years. Recently I changed positions and now I will be selling real estate and doing loans as a 1 stop shop for clients. Obviously I had to give up my complete referral source of Coldwell Banker Realtors due to me now selling Real Estate myself. I have taken a big step back financially for the reason that I would like to build a real estate business for my family. My two oldest kids have shown an interest in the biz. I have started using the Mike Ferry system and cold calling and knocking on doors is pretty comfortable for me. Your business would be a nice addition to what I already doing as far as prospecting. Here is my concern and question. I have a brokers license and also have started teaching a Real Estate Principles course at a local college. I can see how I could help someone in distress in selling their home or refinancing it... Again enjoyed the call immensely ."
