Number 4 records on October 27th, a pre-foreclosure with title insurance from Fidelity and lots of subject-to financing, plus a potential 100+% cash-on-cash return! "Hello Alexis, Quick update since Lab... It was so helpful, and I use what I learned daily! I closed on a house Wednesday the 16th that I got the lead from Foreclosures.com! The owners were scheduled for the Auction June 30th. We had contacted them a month or so before they called us back and said come make an offer! Other investors had made offers or were negotiating a deal that would have taken all their equity. They went with us! We used the training from the lab to come up with a win/win situation. Purchased for $170,000, assigned deal for $10,000 (to one of my realtors!) After Repair Value on the house is $250,000. Repairs (lipstick only) $7,500. The buyers owed $137,000. They walked away with $33,000, me $10,000 and my realtor listed it as is, for $225,000
I am working on one right now that I will do myself. Just made the offer to the listing agent on Friday afternoon. Offered $210,000. Rehab costs $60,000 ARV $385,000.

"Went to foreclosure lab class in Sacramento. Closed escrow on my first house in Dec 09 for $65K. Rehab for $23K and I am listing it today for $109.9K. Second house closed escrow in Feb for $65K and getting bids for rehab. Third house was listing for $96.8K last Oct. Asking price kept ...coming down until 2 weeks ago bank was asking $64.9K. I offered $61 and they countered at $62.5K. I accepted and is in escrow. The market here in Lake Havasu City, AZ is crazy. More foreclosed homes are coming on the market and the Snow Birds are buying homes that are ready to move in. Sure is scary with the way the economy is going. People are still being laid off, budget cuts in government and business are shutting down. I have to keep telling myself to "Live with the EXPECTATION that life only gets BETTER!" Thank you for everything in Lab and my excellent Coach Michal Ballard. I couldn't have done this without you guys!"

"Closed on my first house on Tuesday. Hey Jim its the one I talked about in lab that was two houses down from where I live. I had been in contact with the asset manager of the bank on and off for 4 or 5 months. They gave me first offer before it hit the MLS. Made two offers with no contingincy. Both were turned down. Waited for a month than the real estate agent E-Mailed me that that they wanted highest and best offer. Wrote offer for 9 hundred less and it was accepted by bank. Had inspection down and the roof needed to be replaced . Asked bank to go in halves on cost. They took off another $1,500. I stand to make 15k to 18k. Thank you!"

"Hello Alexis! I just bought another house yesterday which is about to go to auction. The homeowner's association was foreclosing, not the lender, for back dues and legal fees. Her husband passed away two years ago; he was the main source of income. Plus, she has a disabled teenager to take care of. I was with the lady when her attorney called to tell her the judge denied his motion to cancel the sale. So, I agreed to payoff the HOA and her small remaining loan. I will give her $19,000 from the equity rather than her losing everything. And I will make around $26k. The sad thing is that she was never late on paying her mortgage. But, she had a history of liens, judgments, and cancelled judgments related to the HOA. To think that I almost passed on this one because the HOA was foreclosing. Obviously, this would not have worked if the mortgage balance was too high. And here is the kicker. She thanked me for not coming on too strong and pushing to buy her house. I listened to her story, I offered her empathy while she cried, I gave her encouragement and some options, and then I left. She called me a few hours later to discuss her selling her home to me. She told me the house was becoming too much for her to take care of and she was ready to move on. And I was able to give her some of her money to get that fresh start. "Just wanted you to know we have bought 2 properties. The first one was at auction for $83,000, 3bd all brick built in 1960 with 1300sf. House is in very good shape with only some minor repairs needed. Wife is in a nursing home and husband needed to sell his rental property with excellent tenants who take care of the property and will cash flow min. $400/mo. 2nd property is a 2bd condo, we just got our $29K offer accepted, needs $10k in repairs, quick resale value $70-$79,000. got it for 50% off including repairs!
