"It has been a while since my last update. For 2010, I finished with 15 houses renovated and resold. I slacked towards the end of the year, but I still have 4 other houses on the market (2 available, 2 under contract and about to close).Currently, I have 6 houses under contract to buy; all below 50% off retail. Through networking, I have picked up 2 probate houses and I am negotiating with the siblings on another probate property. Of those six I am buying, 2 are short sales. I am finding it easier to spot the motivated seller/owner who is not playing the system in order to stay in the house as long as possible. As you know, if the seller/owner doesn't really want to move out, you are just spinning your wheels.My main goal when I attended your Lab was to spend more time with my family and not work so hard. After doing our research on Foreclosures.com we were convinced that you were for real and your programs were legitimate. "Alexis, this $93,000 payday is all because if you! I found a nice deal in pre-foreclosure, asked the seller how much they would need to move forward, emailed the deal out to my buyers list, got the end buyer in contract. "I have my first Approved REO deal with great numbers and wanted to share as an encouragement that it can be done with the right support and actions. My deal is agreed by the bank and I now have to just finalize 100% funding to do the deal myself or just pass the deal to an end investor. I have been going at this investor thing educating and have spent thousands of dollars in training upwards of above $40K. Alexis Mcgee's Lab was the one that got me over the hump and into a deal with profit potential of $70K - maybe more or maybe less. The finders fee alone could be 15-20K, so I can't lose either way. "Hi Alexis, I just wanted to let you I did my very first Pre-Foreclosure deal with equity. I got the contract signed Wednesday night and Friday at 9:30am we closed it! I was hesitant to think there were still people with Equity, but this shows how we cannot assume anything. And YES, you were correct, and YES, you were correct too in saying " nobody is knocking on their door because everyone is chasing REOs." Talk about being at the right place at the right time. Thank you very much to you and Tim and for all your coaching and support and pushing us to just go find the deals! We got this lead through Foreclosures.com as I searched the properties coming up with an Auction. I am going to continue working these Auction leads as the motivation is very high with these sellers. I bought it for $52,000 using private money lender. Talk about learning fast and moving fast. I did the numbers with Coach Tim and worked through many attorneys. Illinois is much different than California because nobody closes without an attorney. Quite honestly, I prefer it that way. I have a tenant already who is going to rent with the option to buy it in 6 months. I'm going to collect $1400 a month starting November 1st. They are qualified for the loan but don't have the money right now for the down. This will be a win-win for all. I will be paying my money partner 10% interest, but there's plenty left over from the rent. Your system works! I bought it with equity, using none of my own money and will have an instant $900 a month cash flow. The tenant/buyer is buying for $95,000 AS IS, which after all expenses, I will net around $38,000 on top of the monthly cash flow. FYI: House is worth around $110,000 but buyers want to do the work which saves me from having to put in the $15,000 it needs. GREAT! My goal is to do 20 of these properties in the next 24 months because this is a HOT area. I can buy houses for $50,000, get an instant $900 a month cash flow, without doing any rehab work. The same people that are selling stay in the area so talk about recycling and making it a win for all. This is our 2nd home in the area that we own. The first one we bought for $43,000 and have a $1000 a month cash flow. I wanted to learn to apply your system (which is buying with none of my own money) and we got it! I was still pinching myself all day because I wasn't sure if it was real (or I was still sitting in your Lab in Sacramento?)! I know it works, and the sky is the limit with endless possibilities! I would have never done this without your Lab and Tim's coaching, motivation and "pushing me to just go do it" afterwards. He said I need to shake the tree until the apples fall. Well in 3 weeks of being a full time investor, I followed his advice and cannot thank him enough on the difference it is to turn your hat from a retail realtor to an investor. Now Carlos is very happy and Sold on the system, where in the beginning he was hesitant, lost and had no clue. Thank you again for everything and all the hard work you are doing to PUSH all of us, to simply just do it! Thank you!"
