Got my second deal at the auction, thanks to Sarah, her Auction Lab and her great Mastermind Group. I am on a roll..
*My winning bid was $95,200 (there were 6 other bidders)
*Private money financed with the money sitting in my bank account as it has been for the past month or so (same way I bought the first one)- actually on this one I only had $75,000 left of my private money so I threw in the other $20,000 of my own money to make it work at that price
*I got lucky and this one was vacant- had locks changed yesterday and put it on the MLS at 12:00 noon today without doing any rehab at all
*Put it on the MLS today at 12 noon for $124,000 'as-is' looking for investor buyer
*Got my first offer at 1:00pm today (one hour after on the market) for $125,000 from an investor wanting to buy another rental in that neighborhood. Several other agents have called me on this and are showing it this afternoon and some of them have cash buyer's, which is what I am looking for
*If I sell for $125,000 I estimate after all my expenses and my private money costs, etc. I should be in and out in 30 days and net profit of about $18,000 or $19,000.
I am choosing the quick and easy route on this one and just turn the money over quickly to keep the momentum up, and I would only make $5,000 to fix and carry, so this is the better way to go.

I've been busy doing flips and rehabs. Just did 2 quick flips for $10,000 and $20,000, plus I bought 2 more deals that I will rehab and sell in 90 days. I am using outside investors to fund all my deals and they love me. I have no shortage of finding investors or buyers. Here's why...
Just flipped a $100,000 contract, from a seller who after 20 years his tenant trashed the property, he simply wanted out. I flipped this contract in only 3 hours to one of my investors for $20,000 finders fee to me. Nice payday. She paid $120,000 total for the deal, spent $80,000 on the rehab and then put it on the market and quickly sold it for $310,000 - putting $80,000 in her bank. Everyone is happy.
Of course she can't wait for the next deal. Thank you for your help, I learned it all from your homestudy, strategy session webinars and then your hands on lab... each time I learned more. I love what I do and think of you often. Thank you for everything!"

"I bought my first property at auction today! It is a 3/2 and about 920 sq. ft with a 2 car garage, built in 1981. I bought it for $69,400, there were 2 other bidders qualified, but I was the only one who bid (to my surprise... since I expected to bid up to at least $73,000). It should sell pretty quickly for $107,500... with a $25,000+ net to me.I discovered tonight that the house is pretty much turn-key, and all I really need to do is put some sod in the front yard! Found out the people living there are tenants, and they are the parents of the owner who lost it. They have done a lot of upgrades to the house and really taken good care of it. I had budgeted to spend about $10,000 on repairs, but I will probably only have to spend $1000-2000!So excited, thank you Sarah and everyone for your encouragement!"

Profit: $43,500I purchased this deal on 3/25/11 and when I met with the previous owner a few days later she gave told me about a person who was trying to buy it via short sale before it went to auction. I told her to give the guy my number and he contacted me the next day saying he really wanted the house. We negotiated an "as is" price that would still net me my minimum $40,000 profit. We opened escrow on 4/13 and we are scheduled to close on or before 5/11/11.Thanks to Sarah and her Auction Lab!"

We've taken down two homes at auction so far and we continue to shop for a third. It took us three weeks of cautious work and sticking to our numbers (as taught to us by Sarah) and constantly getting outbid, sometimes by a lot, other times barely, before we finally bought two in one day.
Fix up is being completed on one today so we are listing it next week. The other will take a bit more effort as it has a few issues. I'll let you know how it turns out."

"Hi Alexis!
I wanted to give you an update as to how things are going in the foreclosure market in WI. Since I talked to you last, I have purchased 3 more foreclosure properties for rental. I am now up to 10 properties--only a few more to go until all my monthly expenses are covered by my rental income.
Rick has also been helping out. He is a state employee and will be losing $500 per month thanks to the WI's governor's budget repair bill. He hasn't had a raise in 10 years because the state employees gave up their raises in lieu of lower health care contributions. He never really helped out before and thought this was crazy. Now that he has been working with me, he sees the potential.
In addition to the properties I have purchased, I am still doing contract assignments--especially if the property needs a lot of work. I have done 12 assignments in the past few months for a total of $75,000. Remember--WI property values are much lower. I hope everything is going well for you!"

Now the best part is that I have been informed by my employer that my job has been moved back to Michigan thinking I would need it so bad that I would move back to that cold, depressed state.
