"Alexis, I signed two deals today with the same owner. This guy has 5 homes, lives in one and rents out the rest, two of which are in default. I've been talking with him for a little over a month and just a few days ago he realized that he's not getting a loan so he called me. The phone rang and he said "Daryl, I've decided that we should just do this thing." Music to my ears. So yesterday I did my research, drove the comps and signed with him today on both. I'm still amazed at how well this all works. The homeowner will walk away with over $220k between the two and me, well let's just say that I'm planning another great vacation when this is done. The best part is that I asked the owner why he decided to sell to me when I know he's been approached by many other people. "Alexis Thanks Alexis. You are doing a good thing. I am currently trying to help a family but a lender gave them an equity line under my nose (both are unemployed, credit scores are 400 and are disabled). He told them to pay their mortgage with the equity until the market starts going back up and then sell! Of course with $150,000 line they went out and bought a brand new mobile home. I almost passed out! The math tells me that they will loose their home at around 9 more months when they could have walked with close to $100,000. (I am sure you hear about this a lot though). The good thing for me is that I am learning and affirming that what you have always said in your Seven Steps course is actually true to the real world."

"Dear Alexis, It was an honor to meet you and receive personal instruction from you and your coaches. I admire what you've done, particularly in a general field of competition where either the principles don't stand up to scrutiny, or there's poor support and guidance for the neophyte. Your approach is so unique and powerful, yet there's a sort of frightening simplicity to it as well. I say frightening because it removes the excuses anyone may have for inaction. In response to your questions: 1) What was the most important thing you learned? I believe the attitude I need to have when approaching the owners (and others) is everything. I had a totally incorrect idea in my mind about what I was to achieve with those calls and how it would be used. I love the attitude of service, which helps me justify taking people's time, knowing it's for their benefit. I have seen it used correctly, and now I need to practice, practice, practice. 2) What was your favorite part of the program? I really loved the interactive role play with feedback and correction. It's hard to do it, but it felt like that's when we got the most value out of your time with us. 3) What would you change during the 3 days? I'm not sure I would want to see anything change, but I'd try to be more prepared to make calls. I had a lot of bad phone numbers of owners and I should've spent more time with neighbors and relatives, to be more productive. I thought of working it on my own for a month, to see how I do, but then I realized "why limit my chances for success?" The coaches are impressive people. Strong character, very personable, obviously experienced, and I wondered what I would be like in two years. I'd like to be as confident and giving as they were, and I want to be as proficient and successful. I'll begin working with Tim Rhode next week."

"Dear Alexis, THANK YOU! This last week has been AMAZING! I can't thank you enough for putting for the effort to help us get into this business! I thoroughly enjoyed the lab last year and couldn't wait to get started. (As you know, my husband was in a terrible accident that by the miracle of God he is doing fine. This stalled our foreclosure business for a little bit but this year is the year for us to succeed.) And last week, after much persistence, we signed with an owner! I had called her a few weeks back and she said she didn't want to talk about it. I hung up but thought I would definitely call her again. A week later, I called her back, and left a message that I was concerned for her well-being and wanted to know if I could do anything to help her. She didn't respond. HOWEVER, I went to her door last Tuesday night and she recognized my name from my message and let me in. From there, things started to click. I did exactly as you taught me, to ask open ended questions, let her do the talking, and started to get to know her and what she is going through. It was so wonderful to just talk. She said she had been trying to get a loan but her credit was bad and even if it went through, her payments would be unbearable ($2,000/month). She is a single mom and knew she couldn't and didn't want to do that. Needless to say, inside my mind was racing. Could it be that I was about to get my 1st deal? I had to keep focused! The next night, my husband did the walk-through and the night after that we presented our offer which she accepted! WOW! As we drove away, my husband and I were excited! All the persistence paid off. We helped someone who desperately needed our help. At a later meeting, I asked her whether she is getting a lot of calls. (Her number is listed). She said she was getting a lot of calls, all sounded like used car salesmen. They were rude and wanted her house, so she didn't listen. She said I was completely different because I cared about her. (ALEXIS, just as you say!) Each time I think of that conversation, I get excited! NOW, I am going to start the coaching program, which I am thrilled about. From the questions being asked I could see most of them are going to mass mail to the entire list of defaults. After seeing the amount of ND every few days & then using your "lists" I have determined the $50 a month to be able to sort, weed, save to my picks etc is so valuable. There are so many ND on properties with no equity. I can't believe how many people are looking for deals to negotiate short sales on."

"Alexis G I wanted to write you and give you an update! Well, after leaving the lab, I ended up doing my first deal in within 90 days, just like you said I would. IN fact, as you know, I ended up doing 2 deals at the same time. Since then, things have been so crazy. I have since done another deal, and have another in escrow that will close in 3 week (it's a probate). I have 2 more deals that I am so close to closing. If I sign this one today, I will have made 105,000.00 in the first 4 months (that's from 5 deals in 4 months). The best part, I HAVE NEVER FIXED UP A HOUSE! These are all from assignments! I really wouldn't be surprised if I make half a million dollars my first year after graduating from the lab! What has this done for my family? Well, once this deal closes, we will have our expenses paid for the rest of the year, and after I close the next (which I may sign today), I will be able to pay my SUV off. I think back to when I e-mailed you after I reserved the Lab and was thinking of canceling, as I was really worried about our lack of money situation. I am SO thankful I listened to you! "Alexis, I am buying house #4 tomorrow! ... this time we will get there before the auction starts and the house is sold! Do you remember what happened last month with house #3? Well, we have started rehab on house #3 and I already have a potential buyer. House #3 should go on the market at the end of this month. The one I bought today is a cute house, perfect for the first time home buyer. We should start rehab in about 4 weeks (after closing with the title company) and have it on the market in June. The home owner is ecstatic! He was ready to have his house go back to the bank because he was just so depressed and overwhelmed. At the end of it all he was very thankful and optimistic. He was so energized when I left today that he already has a place to live and is thrilled to be moving forward. Tell my coach she gets a small share in this success. I had just read her coach's corner right before the phone call that resulted in this meeting with the owner. I was BOLD - straight forward, telling him that he was going to loose his house to auction and he would loose the thousands of dollars that were his. He had been putting me off but when he got that message he called back within 2 hours and set an appointment for this morning. I know ya'll are basking in the sun right now in Kauai. Have a mai-tai and toast our success! Ted and I are well on our way to being able to join you at the next reunion."

"Lex - Update on my recent deals: #1 - I closed one on assignment for 20k. #2 - I have another in escrow with contract and grant deed signed.... I have it assigned for 30k fee. #3 - I have one more that I am going to assign for 15k-20k. Should hopefully have under contract this week. (this is the one I flew home from our Kauai Reunion for) If these all go through this will be my 5th deal.
