What really did it for me was becoming aware of how all of the events (stimulus package, interest rates, new conforming loan limits) are about to take place to restore the confidence of buyers to get back into the game this spring. What hit home was when you mentioned how easier it will be for buyers to get a conforming loan even after the mess from the subprime. HUD 1.5% and 40 year terms? I dang near dropped the phone! I feel like a little dog jumping up and down waiting for you to throw a ball (and I know you have!) because I know I need to be in the market right now. I'll definitely be seeing you."

"Here's the story on deal # 2: This deal began with the neighbor walking the phone over to the owner's house, knocking on his door, handing him the phone and telling him "here, this guy needs to talk to you." After a good initial conversation however, the owner went back into hiding. We knew he really needed help so we continued to leave notes and messages, and when it came down to the wire he called us and said he wanted to sell the house! Despite the fact that someone else offered him $10,000 more, he signed with us because we had showed him we actually cared about him and not just his house. In the end, he walked away with over $250,000! The house starting out as a total mess (I think a total of 5 truckloads went to the dump!), repairs came in right at budget and we now have the nicest looking house around. Thus, when we listed it at a good price about a month ago buyer activity was strong. In 3 1/2 weeks time we got SIX offers (3 simultaneously when our flyers/open house hit), countered 3 of them, and then chose the best price and strongest buyer. We opened escrow about a week ago and so far so good! Everyone we talk to is just amazed that we sold a house that quickly in this market. Of course, without your training we would have never thought it possible either, so THANK YOU! Now we just need to go find more deals because we have no worries about being able to resell them!"

"Alexis, I have really focused on the parts where I am, finding and calling neighbors and finding and calling home owners. And have listened a number of times to that same section. It is excellent. You do have a lot of expanded information on the new homestudy vs. the old one. I hate to say it is better, because the other was good and enough, but this is more in depth. It reminds me of someone who has had more time with a presentation and is used to real audience feedback, and therefore their skill and clarity of presenting the material has increased."

"....closed a REO sale....This is the second REO closed this year. After listening last night I thought seriously about buying and flipping homes over in escrow......And I do have investors that want to do this and I will not help them. As my mind has me making the big bucks instead of the finder's fee. My excuse is that I am now retired and not wanting to work really too hard and do like my time off... Agents are having too many problems with short sales (just like you say) and this is why I would like to learn more about REOs and to list and to sell... I can price them out and price out repairs really good and as long as the asset managers follow my pricing they will sell rapidly... I do like the sense of accomplishment by working with people and helping them to sell... Thanks for everything."
