How did the mastermind group benefit you?
It forced me to focus on establishing tasks necessary to preview and start making REO offers. I thought the additional information on the questions list was very beneficial.
How did my personal meetings benefit you?
I liked the ability to address specific issues/questions outside of the group (including what may not have been covered). I use our time together when I am dealing with an important issue that comes up when making offers (and getting accepted and closing).
Would you recommend the mastermind program to other investors? If so, why?

Just wanted to tell you that I attended one of Armondo Montelongo's sell the three day, then the coaching free seminar. I had no intention of buying anything. I go to any event like this to network with people that are there that look like they might have some $$$ or might need or have a property for sale in the future (fat chance!) I had to sit through 3 hours of "it is easy, just join our team, we have the money and the deals FOR you"! Just so I could hand out 6 or 7 cards. They were selling the three day course to people that you know can't do this business. Just selling them a dream. I might not use this type of event to network anymore. It was torture! It really makes me appreciate your honesty and the training you supply. Hope I can be of help to you in the future!

We offered the buyers agent a $1,000 bonus IF we have an accepted offer by 12/31/11 AND the deal closes prior to 2/28/11-which would cut my hold time 1.5 months from my spreadsheet- which puts about an extra $2k in my pocket.
We were in contract in 4 days for $5,000 more than asking!

trying to complete this deal on my own, especially when it comes to raising all the funds to take the deal down (about $1 million cash). Mike has been incredibly committed to helping me get the deal closed and has
been there every step of the way, going so far as to bring in some of his own contacts as investors and doing conference calls during flight layovers instead of getting his lunch :-) Of course, with his help and guidance I was also able to connect and communicate well with some investors on my own. Here is my feedback from attending your 2 day Mastering Lab...
The most important thing you learned was putting together a team and how to qualify team members was important , and also the repairs necessary to get a house on the market was a real eye-opener, as well as some of the techniques for repairing the property. Since I'm so new at real-estate investing the entire class was important to me.
My favorite parts of the program were dinner with Daryl and the group and how to use your spreadsheet to get the numbers right will be a valuable tool. You have a lot to cover in 2 days and I would not change a thing. I'm looking forward to working with Daryl and closing some deals.

"I purchased your mastering homestudy in 2005 and worked with pre-foreclosures for about 18 - 20 months and then started back at buying on the courthouse steps. I became a licensed real estate agent in 2007 - and started doing
flips in 2010.
I have since done about 35 - 40 deals and have made 7% - 15% margins on them($7,000 - $120,000) each. Currently have 3 properties in escrow and two more in the pipeline.
My long term goals are to have an income of $250k between rentals and flips!I want to be retired by 48 - 50 and start on some personal goals and philanthropy work too!

I’ve done 3 REO properties this year with a profit of '$20K per deal. I have a partner who is also my agent. I’m the numbers guy (estimating repairs, what to offer, etc) and he takes care of coordinating all the rehab and he also lists the property. I give him 1/3 of the profit and he takes 1.5% on the resell. I’ve been making 15% profit but I’m going to bump that to a $30K min going forward. Still working full time in technology. Not sure when I'll leave. All is great!

1. Building a spec house on a short sale lot we bought for $30,000 back in April. Budget for the house $160,000 and we will list it for $299,000.
2. Once this house is finished we will do another on the same street. A short sale house we bought for $30,000. The house is a tear down.
3. 37 unit apartment building in contract to purchase. Michal has been working with me on this one.
4. Also buying small multi-units that cash flow well.

"Hi! Just closed on a contract assignment on Friday. Made $1500. I have another REO and a preforeclosure also under contract this week. I may do the rehab myself or wholesale them. The REO I can make around $5,000 for a quick assignment or $15,000 on the resale flip. The other one I could do a $10,000 contract assignment or resale flip for $35,000. Decisions, decisions!! What a fun business this is!
Seems like the banks are being more reasonable now that we are in the 4th quarter, just like you said..."

"I will be around wednesday to join as a Panelist in your New Investor Webinar. Lot of new things. Long term holds I am up to 34 homes with less than $ 30,000 stuck in all the properties together. We have refinanced almost all our money out.
Closed 22 buy, fix, sell for the year so far. Plus 8 under rehab. And 8 wholesale flips. Just bought a subdivision of 20 town homes to finish and will flip by next year. Pretty big project.
Hired one manager to run all the crews, that was a big time saver. Resale market seems to be better this year than last, shorter hold times and mutliple offers on many. Plus we started buying a lot more at Sheriffs sale auctions so numbers are even better than before. The quality of properties is better as far as they need less work and better numbers.
