"Alexis, On the REO I ended up doing a dry double close and made $6800. The pre foreclosure deal I assigned for $10,000. So far this year I have assigned one deal that the owner was 2 weeks from the auction date. He got $20,000. I made $8500. Put one of my buyers together with a fellow wholesaler and made a $5000 fee. Assigned a pre foreclosure deal for $1600. I close tomorrow on a project I have been working on for 30 days now. I am really stepping out on this one. Turning a 930 Sq Ft brick ranch into a two story 3000 Sq. Ft house with a 3 car attached garage. The homeowner lived there since 1958. This little house is now surrounded by $800,000 to $1,000,000 properties, truly a diamond in the rough. Very low Days On Market and great schools! We are going to try and pre sell it. ARV is $800,000. Paid $255,000. Rehab/remodel/top pop $275,000. PM funded. 60/40 equity split PLUS my $3000 acquisition fee and a $10,000 managment fee paid at closing. I should make around $85,000 to $90,000 on this one. Looking to be on the market August 1st if we don't pre sell it. I have multiple offers out and working on REOs and short sales daily. Made 4 offers today. I use foreclosures.com lists every day. We still use the scripts and spreadsheet you supplied us at the lab. They are the best. "Hello Alexis, Quick update since Lab... It was so helpful, and I use what I learned daily! I closed on a house Wednesday the 16th that I got the lead from Foreclosures.com! The owners were scheduled for the Auction June 30th. We had contacted them a month or so before they called us back and said come make an offer! Other investors had made offers or were negotiating a deal that would have taken all their equity. They went with us! We used the training from the lab to come up with a win/win situation. Purchased for $170,000, assigned deal for $10,000 (to one of my realtors!) After Repair Value on the house is $250,000. Repairs (lipstick only) $7,500. The buyers owed $137,000.
